Marianna is the center of gravity for Jackson County — the county seat, the largest town, and the place where the hospital, the courthouse, Chipola College, and most of the county's services live. For land buyers, it is also the reference point: land prices generally run highest near Marianna and step down as you move out toward the smaller towns.

A Little History

Established in 1828 on a bluff above the Chipola River, Marianna is one of the older towns in Florida's interior. It saw the Battle of Marianna in September 1864, when local home guard defended the town against a Union cavalry raid — a story still marked around town today. Chipola College, founded in 1947, is among the oldest public colleges in Florida.

What Surrounds It

Florida Caverns State Park sits on the north edge of town — the only place in Florida with guided dry-cave tours. East of town, Merritt's Mill Pond is fed by Jackson Blue Spring, and its clear water is a local institution for diving and paddling. The Chipola River running through town holds the only naturally reproducing shoal bass population in Florida — one of the rarest black bass species in the country, managed catch-and-release only by FWC. The land around Marianna mixes established neighborhoods, small acreage on the fringes, and farmland beyond.

The county seat also anchors the area's community calendar. The Sunland Fall Festival, held the last Saturday of October at the Sunland Center, has run for over four decades and draws 100-plus vendors and visitors from across the region.

For Land Buyers

In-town lots may have central water and sewer; outside the limits you are on well and septic almost immediately. Buyers wanting acreage with short drives to services look at the US-90 corridor east and west of town, and the SR-73/SR-71 corridors north and south. Expect to pay a premium over the county's outer edges — and to get liquidity back for it when you sell. Note that the city applies its own zoning inside the limits, so the rules change at the line.
